Greenline Inspection Services performs Buyer Inspections– Buyer inspections are the most common type of inspection. This service is generally done prior to purchasing a property and is recommended by many finance companies, real estate agents, and insurance companies. This type of inspection is an assessment of a home’s condition prior to purchase. It can not only identify any potential problems or issues, but also provide buyers with information on upkeep and maintenance of their prospective home. Our inspectors can help analyze the properties strengths and weaknesses and help explain them to the client.

Greenline Inspection Services performs Pre-Sale inspections– This can help clients who want to prepare their home for sale. This inspection can help identify any defects or issues that may come up in a real estate transaction and allow the client to make any needed corrections that may complicate a final sale.

Greenline Inspection Services performs Commercial Inspections– This type of inspection is performed on commercial properties and can include a full inspection of the property and its components or can be tailored to a representative sample, or only for a specific system or component such as HVAC or Structural issues.

Greenline Inspection Services performs individual component inspections- This type of inspection is limited to a specific component of a property and may include electrical, plumbing, HVAC systems, structural, or roof inspections done on an individual basis.

All inspections performed by Greenline inspections are completed in a timely and efficient manner and the client will receive a written report which details the condition of the property components on the date of the inspection. The report includes photos of the property and details on any defects or issues that were observed by the inspector and unless advised prior to, the report will be delivered within 24-48 hours after completion of the inspection. Unless otherwise negotiated prior to the inspection, the whole property will be visually inspected on it’s interior and exterior from the roof to the foundation and will include an inspection of all surfaces, structures, and equipment within a property not including detached barns, garages, outbuildings, and pools unless negotiated prior to the inspection. An inspection is a VISUAL review of a properties mechanical and structural components and the normal operating controls of each individual system. This may include the roof, the interior and exterior walls, floors, doors and windows, attic and basements or crawlspaces, electrical, plumbing, and HVAC systems. Clients will be informed of the way the property was inspected as well as recommendations for follow-up testing or further review by a qualified specialist on any defects observed by the inspector. Inspection Pricing

At Greenline Inspection Services we offer upfront and straightforward pricing of our services and can accept all major forms of payment to include credit and debit cards, checks, paypal, etc..You can rest assured that the price you pay will be fair, competitive, and affordable.

  • Home inspection– $400.00 for residential properties up to 2,000 sq ft.
  • $50.00 for each additional 500 sq. ft.
  • $50.00 for each detached garage or barn.
  • $25.00 for each outbuilding.
  • $200.00 for re-inspection.
  • Individual component– Base price $200.00, depending on components to be inspected.

  • Pest Inspection (as part of Home Inspection)- $50.00 includes separate pest inspection report on structure.
  • Pest Inspection (Stand-alone)- $200.00 includes pest inspection report.
  • Mold Testing (as part of Home Inspection)- $40.00, includes one sample with laboratory analysis.
  • Mold Inspection and testing (Stand-alone)- $200.00, includes mold inspection report and one sample with laboratory analysis.
  • Additional Mold Samples- $25.00 each sample, as part of any mold inspection..
  • Air Quality Testing- (as part of Home Inspection) $50.00 includes one sample with laboratory analysis.
  • Additional Air quality samples- $25.00 each sample, as part of any air quality inspection.
  • Mold/Air Quality Bundle- $80.00 mold testing and air quality testing, includes one sample of each with laboratory analysis.

Any location over 40 road miles from Princeton, WV will be charged a $1.00 per mile one way trip fee

All WV services will incur 6% West Virginia sales tax. If the inspection address is inside the city limits of an incorporated city an additional 1% tax will be applied. All VA services will incur 5.3% Virginia Sales Tax.

All credit, debit, or electronic transactions will incur a 3% transaction fee.

All inspections require minimum $100.00 deposit, balance to be paid upon completion of the inspection. All inspections require a pre-inspection agreement to be electronically signed prior to inspection.

Greenline Inspection Services Inc would like to honor active and retired law enforcement, military, and first responder personnel by offering a 10% discount on all inspections. We thank you for your service!!

Should the need arise for cancellation of services a cancellation fee of $30.00 will be charged. As a courtesy, if you reschedule an inspection with us within 1 year of the cancellation date, a $30.00 credit will be applied to the new inspection.
